Planning
WHAT TO DECIDE BEFORE INSTALLATION
- Style: a full ceiling, a perimeter L-box only, a tiered or recessed centre, or boxing-up around beams and aircon trunking.
- Lighting: downlight positions, cove lighting and switching, decided with the electrical works so wiring goes in before boarding.
- Aircon: where the fan coil units, trunking and drain pipes run, and where the service access needs to be.
- Access panels: at valves, pipe joints and aircon units, so a future leak or service visit does not mean cutting open the ceiling.
- Height: how much drop you can accept, especially in HDB flats with lower ceilings.
Leak Damage
FALSE CEILING DAMAGED BY A LEAK?
Gypsum board softens and sags when it gets wet, and a soaked board can fail suddenly. If water is coming through, keep clear of the area, switch off lights in that section and get the source fixed before any ceiling work.
Once the source is fixed, wet boards are replaced and the frame is checked for rust. Typically 100-150mm for basic false ceiling. L-box only drops 100mm at the perimeter. We design to minimize height loss while achieving your goals.
Can I access pipes/wires after installation?
Yes, we include access panels where needed for maintenance access to concealed services.
What is cove lighting?
Cove lighting is indirect lighting where LEDs are hidden in a recessed ceiling detail, creating soft ambient glow without visible fixtures.
Is false ceiling needed for aircon?
Not required, but false ceiling or L-box can conceal FCU units and trunking for cleaner aesthetics.
